Asbestos wall texture and joint compound removal in Union City

Typical cost in Union City

  • One wall or a new opening, under 100 sq ft$1,400 – $3,400+
  • One room of walls, about 350–450 sq ft$3,400 – $8,000+
  • Whole-house walls and ceilings, about 1,500 sq ft home$17,000 – $46,000+

Union City Asbestos Removal removes asbestos wall texture, skim coats and joint compound from Union City homes: knockdown and orange-peel finishes, thin skim coats and the compound on taped drywall seams. A lab result sizes the containment, and the opened walls are left ready for new drywall or a fresh finish.

Textured and skim-coated wall surfaces are on the Air District sample list for houses and buildings of up to four units. We also serve Fremont and Newark. In a city where 30.5% of homes date from the 1970s and 18.3% from the 1980s, wall finishes from both decades are worth testing before they are cut.

Asbestos wall texture and joint compound removal options

Knockdown and orange-peel wall texture

Spray-applied wall textures are named in the rule as textured or skim-coated surfaces. A knockdown hallway or an orange-peel bedroom is sampled from each distinct finish, because a room that was re-textured later can have a different product from the walls around it. Your choice is whether to remove the texture, or the drywall with it, once the result is in.

Joint compound on drywall seams

EPA includes patching and joint compounds on its list of products that may contain asbestos, and a smooth wall can still carry it at the seams. Seam compound is sampled apart from the surface coat, which shows whether a wall needs abatement or can be demolished as plain drywall. A bathroom or laundry wall deserves a sample before a tile or fixture swap.

Walls opened for a doorway or outlet

A new doorway, a panel upgrade or a handful of outlet cutouts disturb small areas. Under 100 square feet of regulated material no renovation notice is due unless the removal is dry, but the sample-and-test duty for the listed materials still applies. Small cuts can be done inside a small enclosure or glove bag, with the area cleaned before the electrician or drywaller starts.

Whole-room wall removal in a gut remodel

Taking walls out of a kitchen or bathroom down to the studs removes a lot of surface at once, so the lab results set the scope: texture only, drywall and texture together, or a sealed enclosure with negative air for the whole room. Large quantities cross the notification line, and the J# is booked before the demolition day.

Testing walls before the remodel

Samples come from each wall system the work will touch, since a house can have a 1970s knockdown in the living room, a plaster-skimmed bath and a later addition with newer drywall. For a building of up to four units the owner may take the samples, or a certified consultant can; material over 1% asbestos that is friable is handled under section 11-2-303 of the rule.

Notice to the District applies at 100 square feet, 100 linear feet or 35 cubic feet of regulated material, and a residential building of four units or fewer can pay an added fee for a 72-hour start. What a wall job costs depends on wall area, ceiling height, whether drywall comes out with the texture, and the enclosure and waste involved.

Opened walls can expose duct runs and the ceiling above, which is the territory of the asbestos duct and furnace insulation removal page. See the Union City Asbestos Removal homepage for every service.
